PENDING SALE! After being on and off the market (mostly off the market) we are under contract! Only took 2 years due to seller personal issues. Was able to negotiate a very good price and a post occupancy at no charge to seller giving them time to find a new home, pack and move.Now comes the real fun..• Escrow deposits• Intro the sellers attorney to the buyer’s and providing all info and updates throughout. • Contact lender to confirm the application was completed.• General inspections• Septic inspection• Termite inspection• 4 pt and Windstorm Mitigation inspection.• Following up with buyer’s attorney making sure the violation search was ordered.• Verifying the application for re occupancy required by the city is submitted.• Updating seller’s attorneys making sure the estoppel has been ordered.• Proof of 2nd deposit • Appraisal - Meet the appraiser with my appraisal package• Contact buyer’s attorney making sure the survey was ordered.•Contacting lender insuring financing is on track• Survey• Title search• Violation/permit search and cure if necessary.• Scheduling city re occupancy inspection• Handling any issues that may arise. • Negotiating terms throughout. • Making sure all parties are on track for closing• Assisting seller in organizing, donating/selling personal items.• CLOSE!!! 😅And of course…**Finding a new home. ** simultaneously. Many moving parts all at once and many that are not mentioned above like trying to keep my sellers calm and easing whatever I can to do so.This one was a 🎢 and definately one for the 📖if I every write one.
